12,000-SQUARE-FOOT LOT DEVELOPMENT PLAN <br /> <br />Site Plan/Development Standards <br /> <br />The 12,000-square-foot lot development shall be substantially as shown on the <br />development plans, Exhibit "A," dated "Received August 18, 2000" on file with the <br />Planning Department, except as modified by the following conditions. Minor changes to <br />the plans may be allowed subject to the approval of the Planning Director if found to be <br />in substantial conformance to the approved exhibits. <br /> <br />Within thirty (30) days of requesting a building permit for any of the homes that back-up <br />to the open space area to the south, the Planning Director shall make a determination on <br />whether shielding measures need to be implemented to protect the rear yards of these lots <br />from potential golf course uses. In the event that the Planning Director determines that <br />shielding measures are needed, specific shielding measures (higher fencing, plantings, <br />screen structures, etc.) shall be developed, reviewed and approved prior to building <br />permit issuance for these lots. Prior to occupancy of these lots, the approved measures <br />shall be installed to the satisfaction of the Planning Director. <br /> <br />Prior to building permit issuance, the developer shall submit fbr Planning staffreview <br />and approval each house plan. Staff shall review each plan for consistency with rite <br />approved PUD development plan. The developer shall submit a table detailing which <br />home has been/will be built on which lot with a total summary. No one house plan shall <br />be used on more than 35 percent of the lots, except single-story homes may be used up to <br />40 percent, nor less than 15 percent of the lots. In addition, no more than two homes of <br />the same model shall be located adjacent to each other on the same side of the street or <br />located directly opposite each other fronting on the same street. No two homes of the <br />same model/elevation shall be located adjacent to one another. <br /> <br />4. A minimum 1 O-foot setback shall be required on street side yards for the homes. <br /> <br />Except for the second units over garages, the maximum accessory structure building <br />height shall be 15 feet, measured from pad grade to highest roof peak. <br /> <br />Unless modified by the approved PUD development plan or these conditions of approval, <br />all development stm~dards shall comply with the provisions of the R-1-10,000 zoning <br />district. <br /> <br />In conjunction with a tentative map application for the 12,000-square-foot lots, enhanced <br />entry treatments (pronounced traffic circles, paving treatment, etc.) shall be developed <br />designating the land use transition from the open space remainder area to the residential <br />area. The specific design and details for these entry treatments shall be subject to the <br />review and approval of the Planning Commission in conjunction with the tentative map <br />application. <br /> <br />12,000-Square-Foot Lot Development Plan Page 1 of 3 Revised August 18, 2000 <br /> <br /> <br />
