85. <br /> <br />such a "surplus of buyers/renters" situation occurs, the developer shall grant <br />preferences, to the extent legally permitted, to those qualified, potential <br />buyers/renters who are employed within the City of Pleasanton. Such preferences <br />may include, but are not limited to: (1) higher priority on waiting lists; and <br />(2) pm-release open houses. <br /> <br />Green Building Design. Developers are encouraged to utilize "Green Building" <br />practices in constructing new buildings, in demolishing existing buildings, in removing <br />trees, and in long-term operation of buildings. <br /> <br />(a) <br /> <br />The developers of the residential projects proposed in the PUD Development Plan <br />have submitted the "Green Building" components they propose to incorporate in <br />their projects. These developers shall meet with City staffand representatives of <br />the Alameda County Solid Waste Management Authority to review their selected <br />components. Developers shall modify their proposed component lists if, <br />following this review, there are other, more effective measures which can feasibly <br />be done for comparable cost as those initially proposed. Prior to construction, the <br />final list of eomponants shall be reviewed by the Planning Commission at a <br />regularly scheduled meeting for its information. Additionally, developer shall <br />work with City staff to prepare a summary report of the effectiveness of <br />implementing the selected components, including as feasible the costs and <br />benefits associated with each component. The report shall be prepared following <br />construction of 75 percent of the Project units, with actual energy use data from <br />occupied units if possible, and shall be forwarded to the Planning Commission for <br />its review. <br /> <br />(b) <br /> <br />The developers of the commercial/office projects shall incorporate "Green <br />Building" components sufficient to achieve a LEED score of "certified." The <br />proposed components shall be reviewed at a meeting with City staff and <br />representatives of the Alameda County Solid Waste Management Authority. If <br />substitutions of components would improve performance at comparable cost, the <br />developers shall modify their components accordingly. These commercial <br />builders shall then prepare for the Planning Commission's informational review an <br />itemization of the "Green Building" components utilized. Additionally, developer <br />shall work with City staff to prepare a summary report of the effectiveness of <br />implementing the selected components, including as feasible the costs and <br />benefits associated with each component. The report shall be prepared following <br />construction and occupancy of the first building phase, with actual energy use <br />data from occupied buildings if possible, and shall be forwarded to the Planning <br />Commission for its review. <br /> <br />Conditions of Approval Page 49 of 49 Revised August 21, 2000 <br /> <br /> <br />
