63~ <br /> <br />K. Fire Protection <br /> <br />Fire Prevention/Response Requirements. All structures within the Project shall meet <br />t Jul form Fire Code requirements in effect at time of application for building permits, <br />including all City Fire Code requirements. <br /> <br />(a) <br /> <br />Five-minute response time zones from the new fire station location to locations <br />within the Project are os shown on Figure 18, Project Fire Response Time Zones~ <br />oft. he Bernal Property Spealfic Plan t~E1R. Development within the Project that <br />lies within this five-minute response zone from the new station location shall be <br />considered to be within a five-minute response zone, even if the new station has <br />not yet been constructed. Under such a scenario, City shall proceed with <br />constraction of the new fire station or provide other means of fire service <br />acceptable to City. <br /> <br />(b) <br /> <br />Devalopment witlfin the Project that lies outside of the five-minute response time <br />zone as described in Condition 63.(a) above shall be re-evaluated upon <br />construction of Project streets to accurately determine whether such areas are <br />actually outside the five-minute response zone. If, based upon this re-evaluation, <br />such areas are found to be outside of the five-minute response zone, all structures <br />within such areas (including residential uses) shall be equipped with automatic <br />tim sprinklers or protected by alternative means satisfactory to the Fire Chief. <br /> <br />(c) <br /> <br />All buildings greater than 8,000 square feet in size, including multi-level parking <br />structures, shall be equipped with automatic sprinkler systems. <br /> <br />(d) <br /> <br />Property Owner shall keep thc ProperW free of fire hazards from the start of <br />lumber construction until thc final inspection. <br /> <br />(e) <br /> <br />Property Owner shall ensure that on-site fire protection facilities including, but <br />not limited to, all surface roads, tim hydrants, and water distribution system <br />capable of furnishing the required fire flow am installed and serviceable prior to <br />and during the time of construction framing. When alternative methods of fire <br />protection are proposed, this requirement may be waived or modified, subject to <br />review and approval of the Fire Chief. Proposed alternative methods of fire <br />protection shall be submitted in writing to the Fire Chief. Installation of the <br />alternative methods shall not start without the prior approval of the Fire Chief. <br /> <br />The Fire Chief and City Engineer shall approve the number, type, and location of <br />all public fire hydrants.
