55. Water Conservation. Property Owner shall implement the following measures for <br /> conservation of water resources. <br /> <br />56. <br /> <br />(a) <br /> <br />Water saving fixtures, including low flow shower heads and low volume flush <br />toilets, shall be installed on all interior plumbing. <br /> <br />Co) <br /> <br />CC&R's developed for residential development shall include educational material <br />regarding conservation of water in the home and in landscaping. CC&R's shall <br />include specifications to minimize water consumption in private landscape <br />irrigation. <br /> <br />Payment of Fees. Property Owner shall pay all legally imposed Pleasanton, DSRSD, <br />and Zone 7 water and sewer fees in effect at the time due. City Fees may be capped or <br />otherwise modified by the Development Agreement during the term of such agreement. <br /> <br />(a) <br /> <br />Standard Pleasanton and Zone 7 Water Co~mection fees shall be paid prior to <br />issuance ora building permit(s) for any uses utilizing City-supplied potable water. <br /> <br />(b) <br /> <br />Property Owner shall pay all legally imposed DSRSD and Pleasanton Wastewater <br />Cormecfion fees in effect at the time of issuance of a building permit for any uses <br />utilizing the City's sewage system. <br /> <br />57. <br /> <br />1. Storm Drainage, Flood Control, and Water Quality <br /> <br />Stormwater System. Property Owner shall be responsible for constructing on-sita storm <br />drainage system improvements as shown on Exhibits 11-14; Preliminary Grading and <br />Utility Plan, to capture, detain, and convey stormwater flows off-site. Completion of <br />such improvements shall satisfy the Project's storm drainage system improvement <br />obligations except for such drainage improvement necessary to serve in-tract drainage <br />needs. Such improvements shall be constructed in a manner generally consistent with the <br />Specific Plan. <br /> <br />(a) <br /> <br />All improvements shall be subject m review and approval of the City Engineer. <br />Proposed improvements shall provide storm water runoff modeling, <br />demonstrating that improvements installed will be sufficient for conveying <br />upstream flows. <br /> <br />(b) <br /> <br />Storm drainage system improvements shall be designed to convey storm flows <br />corresponding to the 15-year storm event without overflow into adjacent land <br />uses. City standard design criteria shall be used for all pipes, culverts, or <br />chmmels. <br /> <br />Conditions of Approval Page 31 of 49 Revised August 21,2000 <br /> <br /> <br />
