24. <br /> <br />25. <br /> <br />26. <br /> <br />Notwithstanding the above, the initial development of Paraels 2, 11, 19, and, if <br />developed, 1 and 12 shall have a minimum of 40 second units constructed. The <br />second units authorized in this section shall be regulated by a blanket conditional <br />use permit as established herein. Ali such second units shall be operated <br />consistent with the use regulations contained in the Municipal Code - Second <br />Units, Section et seq. <br /> <br />Commercial/Office Development Intensity Allowed. The Phase I Project shall have no <br />more than 750,000 square lbet of commeraial and office uses. The square footage shall <br />be allocated as follows: <br /> <br />(a) Parcel 6 - 745,000 square feet. <br /> <br />(b) <br /> <br />Parcel 7 - 5,000 square feet. Following construction of Parcel 6, any square <br />footage not used in the planned office building complex (Exhibits 58-65) shall be <br />added to the allowable square footage on Parcel 7. <br /> <br />Intensity Allowed For Other Uses. <br /> <br />(a) <br /> <br />Unless otherwise specified in this PUD Development Plan, other uses either <br />permitted or conditionally permitted in all other Phase I zones shall not have any <br />speci?d density or intensity limit, individually or in the aggregate. The City may <br />exercise its discretion over the proposed intensity/density upon its review of such <br />projects. <br /> <br />(b) <br /> <br />The Phase II Zones shall have no development intensity until such time as a <br />Phase II Specific Plan and PUD development plan have been approved which <br />establishes the intensity of uses in these zones. <br /> <br />Residential Development Standards. Development standards (e.g., building setbacks, <br />building height, floor area ratio, landscaping requirements, off-street parking and loading <br />reqmrements, fencing requirements, signagc requirements, etc.) for the residential uses <br />within the Project shall be as follows: <br /> <br />(a) <br /> <br />Development standards shall be as shown in this PUD~for each respective <br />residential project type. These standards shall include the site plans, architecture, <br />landscape plans, grading and utility plans, and property siting standards as shown <br />in the PUD Developtnent Plan exhibits, these general conditions, and the attached <br />specific development plan conditions for each residential product type. <br /> <br />(i) <br /> <br />In the event any Parcel's configuration is modified as a result of changed <br />boundary conditions, a modified site plan shall be reviewed and approved <br />by the Plarming Director upon his finding that the modified plan is the <br />equivalent of the plan as originally shown in the Alternative A exhibits. <br />Such a revised plan shall be "equivalent" if it maintains approximately the <br /> <br />Conditions of Approval Page 13 of 49 Revised August 21, 2000 <br /> <br /> <br />
