22. <br /> <br />23. <br /> <br />Requirements and Procedures in Effect. Except as may be limited pursuant to the <br />Development Agreement, the application requirements and processing procedures for <br />subsequent land use approvals shall be those in effect at the time of submiRal of an <br />application for the type of land use approval soughL <br /> <br />Phase I Residential Development Allowed. <br /> <br />(a) The Project shall be limited in Phase I to 581 units. The number of units allowed <br /> for each Parcel is as shown in the Master Site Plans and as listed below: <br /> <br /> (i) Parcel 1, if developed - ~? :n!tg.uo to 60 units. <br /> (ii) Parcel 2 - 232 units. <br /> (iii) Parcel 10 - 100 apartment units. <br /> (iv) Parcel 11 - 121 units. <br /> (v) Parcel 12, if developed - 9! 'c.n!tz.u~ to 6.~.__~ nnits. <br /> (vi) Parcel 19 128 units. <br /> <br />(b5 In the event that Parcel 19 cannot be fully developed with its maximum-allowed <br /> number of units, all or some of the units allowed for it shall be transferred to <br /> either or both of Parcels 1 and 12. as mutually determined by Prooertv Owner and <br /> the City. Followina the mutual decision to relocate some or all ofth~ Pozcel I9 <br /> units, the revised site nlan shall be reviewed and aooroved by the Plannim, <br /> Director. Aooroval shall be ~anted if the resultina subdivision desian, total lot~ <br /> tvoical lot and street dimensions, and other subdivision features are substantially <br /> eouivalent to the develonment nlan for Parcel 19 shown in the Alterna, liv~ A <br /> <br />(-b)L~ Seannd units shall not count toward thc allowable development potential for any <br /> Parcel. Detached second units as proposed in the development plans shall be <br /> limited to the following: <br /> <br /> (i) Parcel 2 - 100 percent of the lots with detached garages. <br /> <br /> (ii) Parcel 11 75 percent of the non-duet lots.
