55. The applicants shall enter into an agreement with the City for the maintenance and repair of the traffic signals and traffic loops serving the project's private driveways at the at Sunol Boulevard/Sycamore Road and Sunol Boulevard/Arlington Drive intersections. This agreement shall be approved by the City Attorney and executed prior to the issuance of a building permit. 56. In conjunction with the Sunol Boulevard improvements undertaken with the first phase of construction of new buildings on the site, the developer shall install the street trees and sidewalk and enough of the landscape berm to screen the first phase parking lots and improvements; additional berm installation and landscaping shall be added in the first phase if no imported fill material is required. 57. The developer shall install approximately 300 feet of separated sidewalk along Sunol Boulevard from the northern terminus of the project site south to connect with the new 10 foot wide multi-purpose path required in the design guidelines. The fithal design of the sidewalk shall be subject to the review and approval by the Planning Director and City Engineer. If deemed acceptable by the Planning Director, sidewalk installation may be deferred. If deferred, the developer shall enter into a deferred improvement agreement with the City for future installation of the sidewalk. Said agreement shall be subject to the review and approval by the City Attorney prior to recordation. Park Fund 58. The developer's offer to contribute $400,000 toward the City's acquisition/development of a neighborhood park serving the South Pleasanton area shall be implemented by contributing said amount at such time as requested by the City Manager tbr use in either acquiring or developing such a park. The developer shall make such payment within 30 days of the City Manager's request. CONDITIONS OF APPROVAL
