17. <br /> <br />18. <br /> <br />19. <br /> <br />The project developer shall give the City evidence that it has implemented the following <br />agreements at the time that the Final Subdivision Map is recorded: <br /> <br />Phillip and Dorothy Braga, 9237 Klemctson Drive, Preserve Lot 35: <br />[he project developer shall grant to the Bragas a fifteen foot (15' 0") wide section <br />of land located between the Bragas' existing fence and the shared access driveway <br />to lots 11 and 12. The existing fence separating the Bragas' property from the Kolb <br />property shall be retained in its present location. The project developer shall also <br />contribute the sum of seventy-five-hundred dollars ($7,500.00) to the Bmgas for <br />landscaping installed in this area. The Bragas shall be responsible for maintaining <br />this area. <br /> <br />Peter and Lynn Allen. 9232 Klemetson Drive, Preserve Lot 34: <br />The project developer shall grant to the Aliens a ten foot (10' 0") wide section of <br />land located along the northeasterly side of the Aliens' property, shall contribute the <br />sum oi' seventy-five-hundred dollars ($7,500.00) to the Aliens for landscaping in- <br />stalled in this area. and shall face the proposed home to be located on Lot 10 to- <br />wards Klcmetson Drive. <br /> <br />Brian and Victoria Brown, 9339 Benzon Drive, Preserve Lot 29: <br />The project developer shall contribute to the Browns the sum of twenty-five- <br />hundred dollars ($2,500.00) lbr landscaping on their property. <br /> <br />Eke and Esther Kalu, 6005 Tillman Court, Preserve Lot 28: <br />The project developer shall contribute to the Tillmans the sum of twenty-five- <br />hundred dollars ($2,500.00) for landscaping on their property. <br /> <br />The project developer shall install tree planting following Exhibit "D" within one (1) year <br />of recordation of the final subdivision map for this developmem. With the tentative sub- <br />division map application, the project developer shall submit a planting plan and irrigation <br />plan for these trees lbr review by the Planrdng Commission. The trees shall be irrigated <br />by an automatic comrol system for three (3) years al~er installation, and shall be perma- <br />nently maintained by this development's homeowners association. <br /> <br />If concrete "v"-ditches are to be used on Lots 1 through 6 to intercept runoff from the <br />adjoining open space areas, the "v"-ditch shall be located at the "toe" of the slope where <br />natural terrain adjoins a graded building pad, or at the "top-of-bank" where natural terrain <br />adjoins a graded slope.
