c. The minimum sideyard setback shall be thirty feet (30' 0") for Lots 1 through <br /> 4, 6 through 8, and 11 through 12 and twenty five feet (25' 0") for Lots 5, 9, <br /> and 10. <br /> <br /> Final editions of the guidelines shall be submitted to the Planning Director with the <br /> tentative map. <br /> <br />17. A material and color palette consistent with the design standards of the Happy Val- <br /> ley Specific Plan shall be reviewed and approved by the City Council before ap- <br /> proval of the first design review application for the homes covered by this <br /> development. The material and color palette shall be reviewed in conjunction with <br /> the material and color palette for the golf course homes. <br /> <br />18. A fire-resistant landscape barrier shall be provided on the slope banks located <br /> along the westerly sides of Lots 10 through 12, on the slope bank directly adjoin- <br /> ing the south side of Lot 9, and along the westerly side of the public street/private <br /> driveway opposite Lots 3 through 8. The design location of the landscape areas lo- <br /> cated off private lots would be reviewed with the tentative map; on private lots, it <br /> would be reviewed with the individual design review applications. <br /> <br />19. The width and alignment of the public pedestrian/equestrian trail alignment shall <br /> be in the field by staff and representatives of the Parks and Recreation Commis- <br /> sion prior to approval of the improvement plans for this development. Depending <br /> on its location, the width of the trail may vary from 3' 0" to 6' 0" in order to mini- <br /> mize grading necessary for its installation. The project developer shall install the <br /> with the first development phase. <br /> <br />20. A computer generated visual simulation of the individual homes shall be submitted <br /> with the design review application(s). The simulation shall include the proposed <br /> house, any adjoining homes, with views from points to be selected at the discretion <br /> of the Planning Director. This requirement shall be included in the final edition of <br /> the project's design guidelines/development standards. <br /> <br />21. With the Final Subdivision Map, the project developer shall abandon all access <br /> rights to Happy Valley Road from Lots 1 and 12. <br /> <br />22. Any proposed phasing of this development shall be depicted on the tentative tract <br /> map and shall include narrative explaining the proposed phasing. Unless a phasing <br /> plan for improvements is approved by the Planning Director, the project developer <br /> shall complete all of the on-site improvements at one time (including all improve- <br /> <br />PUD-99-07, rrK Partnership 0~tob~ 20, ~999 <br />Final Conditions of Approval Page 4 off l3 <br /> <br /> <br />
