49. The project developer shall determine the structural section of existing Happy Val- <br /> ley Road. If the existing street section is not adequate for the anticipated traffic <br /> demand the street shall be reconstructed, as determined by the City Engineer. If <br /> the street section is adequate the street shall be overlayed with a minimum of 11/2 <br /> inches of asphalt with fabric. The tentative map shall show these improvements. <br /> <br />50. Street improvement plans for Happy Valley Road shall preserve the existing trees <br /> located along the north side of Lot 12 to the satisfaction of the Planning Director. <br /> <br />51. Water lines from the proposed project shall be looped and connected to the water <br /> lines located on the municipal golf course. <br /> <br />52. The project developer shall comply with the recommendations of the "Preliminary_ <br /> Geotechnical and Geologic Investigation for Lots 109 and 110 -- Happy Valley <br /> Road, Pleasanton, California" report prepared by Lowney Associates dated Sep- <br /> tember 23, 1998, and with the recommendations specified in the letter from Ber- <br /> logar Geotechnical Consultants (Raymond P. Skinner, Principal Geologist), dated <br /> June 25, 1999. The project developer's geotechnical consultant shall review and <br /> approve all foundation, retaining wall, and drainage geotechnical aspects of the fi- <br /> nal development plans to ensure that the recommendations have been properly in- <br /> corporated into the development. The consultant shall certify by writing on the <br /> plans or as otherwise acceptable to the Director of Building Inspection that the fi- <br /> nal development plan is in conformance with the geotechnical report approved <br /> with the project. <br /> <br />53. The project developer shall arrange and pay for the geotechnical consultant to in- <br /> spect and approve all foundation, retaining, wall and drainage geotechnical aspects <br /> of project construction. The consultant shall be present on site during grading and <br /> excavation operations. The results of the inspections and the as-built conditions of <br /> the project shall be certified in writing by the geotechnical consultant for confor- <br /> mance to the approved plans and geotechnical report and submitted to the City En- <br /> gineer and Director of Building Inspection for review and approval prior to <br /> occupancy. <br /> <br />54. The proposed slope bank shown along the south side of Lot 9 shall be modified to <br /> catch and divert stormwater to the municipal golf course. This change shall be <br /> shown on the tentative map. <br /> <br />55. Property lines shall be located a minimum of two feet (2' 0") from the uphill side <br /> of the top of bank.
