Engineering Requirements:

43. Prior to submittal of the tentative subdivision map, the project developer shall sub-
mit to the Planning Director and to the City Engineer, an evaluation prepared by a
soils engineer of the soils located at the base of fill areas west of the public street
facing Lots 3 through 5 to determine the soils bearing ability and the size of the
keyways required to support the roadway. The analysis shall also include a cross-
section demonstrating the location and size of the fill needed to support Lots 10
through 12. The soils located along cut-to-daylight areas shall be evaluated with
appropriate recommendations developed to mitigate potential adverse impacts.
These analyses shall be "peered reviewed" by a geologist selected by the City for
this purpose with the costs of the peer review paid for by the project developer.

44. The location, elevation, and grades of the roadway located at the project's entrance
from Happy Valley Road shall be modified to the satisfaction of the Planning Di-
rector and the City Engineer to reduce the need for the retaining wall located by
Lot 12. This change shall be shown on the tentative subdivision map and grading
plan.

45. The storm drainage from each lot shall be directed to the public street for Lots 1
through 5 and 10 through 12 or to the private driveway for Lots 6 through 9 unless
otherwise approved by the Planning Director and by the City Engineer.

46. The proposed 25' 0" wide Emergency Vehicle Access (EVA) to the municipal golf
course and the 35' 0" wide access road to the Wentworth property shall have a
minimum pavement width of 16' 0" constructed within a 20' 0" wide clear area.
Design details for the EVA and access road shall be submitted with the Tentative
Subdivision Map application.

47. Unless otherwise approved by the City Engineer, all public storm drain lines shall
be within the street right-of-way. All other storm lines shall be private and main-
tained be the individual homeowners.

48. With the first construction phase, the project developer shall improve the entire
width of Happy Valley Road from the east side of the bridge crossing of the creek
to the westerly edge of the subject property. Improvements shall be as specified in
the Happy Valley Specific Plan: two (2) (12' 0") wide travel lanes and a three-foot
(3' 0') wide paved trail, if feasible, along the road's north side. The project devel-
oper shall dedicate an eight-foot (8' 0") wide public service easement located be-
hind the paved area.

PUD-99-07, TTK Partnership OCtober 20, 1999
Final Conditions of Approval Page 8 off 13
