EXHIBIT "B" <br /> CONDITIONS OF APPROVAL <br /> Case PUD-99-05: 1015, 1027, and 1500 Rose Avenue <br /> City Council, October 26, 1999 <br /> <br />Planning <br /> <br />1 .) The proposed development shall conform substantially to the site plan, conceptual <br /> grading and utility plan, conceptual landscaping plan, the four conceptual floor <br /> plans and elevations, and the three Colors and Materials Boards, all marked <br /> Exhibit "A", dated "Received September 17, 1999", and on file with the Planning <br /> Department, except as modified by these conditions. Minor changes to the plans <br /> may be allowed subject to the approval of the Planning Director if found to be in <br /> substantial conformance with the approved exhibits. <br /> <br />2.) The applicants shall obtain all building, encroachment, and other applicable City <br /> permits for the project prior to the commencement of construction. <br /> <br />3 .) Final inspection by the Planning Department is required prior to occupancy. <br /> <br />4.) The landscaping plan shall be revised to: increase the size of the street trees from <br /> 15 gallon to 24-inch box; to preserve the existing trees within the planter strip <br /> along the south side of Rose Avenue; to the greatest extent possible refine the tree <br /> and shrub species selected within the pocket park and linear park; and increase the <br /> amount of landscaping provided within the front yards. The applicant shall also <br /> explore using landscaping as screening at the terminus of Street "C" and Fair <br /> Street in order to mitigate the headlights of approaching cars which may impact <br /> the residences across the street. In addition, root control barriers and four-inch <br /> perforated pipes shall be installed for the street trees installed in the landscape <br /> planters. A revised final landscaping plan shall be submitted to the Planning <br /> Director for review and approval prior to final map approval. <br /> <br />5 .) In conjunction with the tentative map, the specific details for a nine (9) foot wide <br /> landscape planter strip and a four (4) foot wide separated sidewalk on the north <br /> side of Rose Avenue, with a five (5) foot wide planter strip on the south side of <br /> Rose Avenue shall be submitted for review and approval. This shall be consistent <br /> with the street section approval for Tract 7002, west of the project site. <br /> <br />6.) The proposed fencing shall be modified to include a "double" wood fence detail <br /> for installation along the side yards facing Rose Avenue, and that the fence design <br /> <br />PUD-99-05 Page 1 Planning Commission <br /> <br /> <br />
