<br />Parking <br />The project would include six on-site carport spaces, four uncovered tandem parking spaces, and <br />two uncovered non-tandem spaces. Thus, a total of 12 on-site parking spaces are proposed. For <br />projects in the RM-15 and Core Area Overlay Districts, a total of 12 parking spaces would <br />normally be required per the Pleasanton Municipal Code. There are a total of eight existing off- <br />site spaces surrounding the property. As proposed, there would be four. In the Pleasanton <br />Municipal Code, there are no minimum off-site parking requirements. The Pleasanton <br />Downtown Association has a concern that the applicants are proposing tandem spaces as well as <br />a reduction in the number of off-site spaces. In general, The PDA is concerned that this will <br />impact patrons of commercial businesses in Downtown. <br />Turf block will be installed in the center of four driveways to help retain storm water on site. In <br />addition, the applicants will install turf block or concrete pavers in the two uncovered parking <br />spaces by unit B-2. <br />Tandem Spaces <br />Tandem parking is not unusual in Downtown, especially on properties with older homes. The <br />applicants have submitted a picture board showing tandem spaces and one-car garages on West <br />Angela Street, Abbie Street, Ray Street, Pleasanton Avenue, and Second Street (see Exhibit D). <br />Staff notes that two new projects in Pleasanton were approved in the 1990s with tandem parking <br />spaces: <br />I. Stoneridge Place, immediately south of the eastern terminus of Stone ridge Drive. <br />One of the residential models was required to have a tandem parking space as one of its <br />two required parking spaces. <br />2. Frank AufDer Maur Jr.'s building at 148 Spring Street. <br />While the additional parking spaces were not required per the Pleasanton Municipal <br />Code, the Planning Commission required the applicant to provide four tandem parking <br />spaces on site. <br />Case No. PUD-37 Planning Commission <br />Page-14- <br />
