Generally align homes with adjacent houses. <br /> The front yard setback of the proposed dwelling units along Peters Avenue is 11.6 to 17.5 <br /> feet. The setback of the neighboring house at 730 Peters is 16 feet. The proposed <br /> setbacks are consistent with other adjacent structures. <br />. New homes should face the street. <br /> The proposed dwelling units face both Peters Avenue and St. John Street, therefore the <br /> project is consistent with this guideline. <br />. Place garages in the rear of the lots. <br /> Garages are not proposed. However, the proposed carports would be located at the rear <br /> of the lot. <br />. The floor area of new homes and additions to existing homes are to be compatible with <br /> surrounding houses. <br /> The square footage of the proposed units is approximately the same as the existing house <br /> on the lot and the neighboring second unit, both of which are approximately 1,200 sq. fl. <br /> in size. The project is consistent with this guideline. <br />. Reflect the massing of surrounding homes, including roof forms and step backs, front <br /> porches, bay windows, and balconies. <br />. Reduce mass through roof forms such as hips, dormers, small gables, and articulations <br /> such as balconies. <br />. Design two-story homes and additions to fit into predominately single-story <br /> neighborhoods using techniques such as hip roofs and dormers to minimize building <br /> height. <br />. New homes.. . [should] be the same or lower in height than other homes in the <br /> neighborhood. <br /> The mass of the proposed dwelling units reflects that of neighboring homes. The <br /> proposed heights are likewise within the range of heights of neighboring homes, e.g., the <br /> building at 497 St. John Street is 29 feet in height, and the second unit at 730 Peters <br /> Avenue is 21 feet in height.
