<br />District to PUD-HDR (Planned Unit Development-High Density Residential) to provide <br />more design flexibility. The proposed PUD-HDR zoning would be consistent with the <br />Downtown Specific Plan land use designation of High Density Residential. C-4 I ,221 sq. ft. 2/2.5 <br />The four detached single-family units would each be located on the smaller lots (Lots 2- <br />5), and the two attached multi-family residential units would be located on the largest lot <br />(Lot 1) located at the intersection of St. John Street and Peters Avenue, as shown in the <br />table above. <br />The detached single family residential units will be approximately 1,200 square feet in <br />floor area, and the two attached units will each be approximately 1,054 square feet. Each <br />unit will have a carport which will provide an area for storage; the carports would be <br />located to the rear of each driveway. <br />The applicant has provided a landscape plan to ensure uniformity of design on the <br />streetscape. The number of trees being planted equates to approximately 1.7 trees <br />planted to each tree being removed. Additionally, the sites will be constructed with full <br />landscaping and irrigation installed at the time of occupancy. <br />The applicants will subsequently apply for a five-lot subdivision if the PUD is approved <br />by the City Council. <br />DISCUSSION <br />Please see the attached Planning Commission Staff Report for additional information and <br />analysis of the project. <br />The Planning Commission requested additional information at its May II, 2005 public <br />hearing related to parking, architectural design, affordability, and the loss of the 44" <br />heritage black walnut tree. The results of the request for the additional information is <br />discussed below.
