86. Prior to approval of the Final Map, the applicant shall post with the City and additional performance bond for all subdivision improvements that are not accepted by the City of Pleasant on. 87. There shall be a two-way cleanout on the sanitary sewer lateral located at the back of the sidewalk. The sanitary sewer lateral shall be subject to the review and approval of the City Engineer. 88. The perimeter of all building foundations shall be designed with subdrains. Said drains shall be connected to the street gutter or other means acceptable to the City Engineer. 89. Roof leaders shall not be directly connected into the storm drain system. 90. The applicant shall install all new and existing utilities (PG&E, Pacific Bell, Cable TV, etc.) underground for each parcel unless waived by the City Engineer. 91. The applicant shall remove and replace the sidewalk, curb, and gutter across the entire frontage of Peters and St. John Street, including resetting the brick pavers around the street tree on Peters Avenue. The replacement shall be subject to the review and approval of the City Engineer. 92. Unless otherwise approved by the City Engineer, all fill and cut slopes shall be 3: I horizontal to vertical or less. 93. The applicant shall install street frontage improvements per Chapter 19.40.010 of the Pleasanton Municipal Code and to the satisfaction of the City Engineer. These improvements may include, but are not necessarily limited to, grading, curb and gutter, sidewalk, paving, storm drain, sanitary sewer, water facilities, street lighting, underground utilities, traffic control devices, landscaping, and automatic irrigation systems. 94. The applicant shall submit a refundable cash bond for hazard and erosion control prior to issuance of an engineering or building permit. The amount of this bond will be determined by the City Engineer. 95. The haul route for all materials to and from this development shall be approved by the City Engineer prior to the issuance of an encroachment permit.
