<br />according to ownership. The Chrisman portion of PUD-05 would still use the building plans <br />approved with PUD-05. Their application also includes other small changes to the previous <br />conditions, e.g., using the City's new green building condition and construction/demolition re- <br />cycling. The Berlogars are ready to complete the final approvals for their portion of the ap- <br />proved project whereas the Chrismans are not. <br /> <br />Previous Approvals <br /> <br />PUD-05 was a proposal by Centex Homes for a 19-unit subdivision on 14.9 acres of land lo- <br />cated in the area of east Pleasanton covered by the Vineyard Avenue Corridor Specific Plan and <br />Final Environmental Impact Report. The original approval covered the Berlogar (2200 Vine- <br />yard Avenue) and Chrisman (1944 Vineyard Avenue) properties. Copies of the ordinance and <br />PUD development plan are attached. <br /> <br />The Centex Homes option on the subject properties expired after PUD-05 was approved. On <br />April 2, 2002, the City Council approved a parcel map dividing the Berlogar property to align it <br />with its Specific Plan's land use designations: Low Density Residential and Hillside Residen- <br />tial. On September 16, 2003, the City Council approved Vesting Tentative Subdivision 7399 for <br />Northstar Construction, which subdivided the Berlogar/Chrisman properties into 19 lots follow- <br />ing the lotting and circulation plan of PUD-05. Copies of the resolution and the subdivision <br />map are attached. <br /> <br />The development phasing of the original project would be split along its ownership - the Ber- <br />logars have submitted a final subdivision map and improvement plans on their portion of PUD- <br />05, consisting of Lot Nos. 11 through 19. The Chrismans or their successors will obtain final <br />subdivision map and improvement plan approvals on their portion, consisting of Lot Nos. I <br />through 10. <br /> <br />II. SUBJECT PROPERTY <br /> <br />The Berlogar portion of the project site is a portion of the larger Berlogar property totaling 50.13 <br />acres. The Chrisman portion of the project site is a portion of the larger Chrisman property to- <br />taling 20 areas.
