utilities serving Chrisman Lots 1 through 10 will be required to be connected to these utility "stubs". 16. Both the Berloger and Chrisman projects shall ultimately have a single homeowners' association to own and maintain the common areas and facilities covered by PUD-05 and by Tract 7399. The homeowners' association shall be created with the first subdivision. The CC&Rs creating the homeowner's association shall provide the means by which the development on the Chrisman property will be annexed into the association. No approval of the existing association or its homeowners will be necessary to effectuate this annexation. The CC&Rs shall be subject to the approval of the City Attorney's Office prior to their recordation. 17. A list of all green building measures used in the design of the home(s) shall be provided for the review and approval of the Planning Director with the application for design review approval for the home(s). Each home shall be designed to include a minimum of 50 points using the ACWMA's Green Points rating system with a minimum often points in each category (Resources, Energy, and IAQ/Health). 18. The project developer shall submit a waste management plan to the Building Department prior to issuance of building or demolition permits. The plan shall include the estimated composition and quantities of waste to be generated and how the project developer intends to recycle at least 50-percent of the total job site construction and demolition waste measured by weight or volume. Proof of compliance shall be provided to the Chief Building Official prior to the issuance of a final building permit. During demolition and construction, the project developer shall mark all trash disposal bins "trash materials only" and all recycling bins "recycling materials only". The proj ect developer shall contact Pleasanton Garbage Service for the disposal of all waste from the site. {end} 3
