<br />way on Lots 5 and 10 of Exhibit "A" will be abandoned and conveyed back to the <br />Chrismans or their successors after the street is extended to Old Vineyard Avenue. <br /> <br />8. The project developer shall install a large sign at the Chrisman property line <br />stating that the street will be extended through the Chrisman property ultimately <br />connecting to Vineyard Avenue. The design of this sign shall be shown on the <br />subdivision's improvement plans and shall be subject to the review and approval <br />of the Planning Director. The project developer shall install the sign after the <br />public street is completed. <br /> <br />9. The project developer shall design and construct the hammerhead turnaround to <br />the standards of the City of Pleasant on and the Livermore-Pleasanton Fire <br />Department. The turnaround shall have an all-weather surface to the satisfaction <br />of the Fire Marshall and the City Engineer. The project developer shall provide a <br />smooth transition between the turnaround and the public street to the satisfaction <br />of the City Engineer. <br /> <br />10. The project developer shall install a temporary drainage system to the <br />hammerhead turnaround including a concrete "v"-ditch located at the back of the <br />turnaround to intercept storm water. The "v"-ditch design and configuration shall <br />be subject to review and approval of the City Engineer prior to its construction. <br /> <br />11. The driveway adjoining Lot 9 shall be regraded on the Chrisman property to the <br />satisfaction of the City Engineer to provide a useable connection to the existing <br />roadway on the Chrisman property. <br /> <br />12. The project developer shall equip the homes on Lots 11 through 19 with an <br />automatic fire sprinkler system. Plans and specifications for the automatic fire <br />sprinkler system shall be submitted to the Pleasanton Building Department for <br />review and approval with the building permit plans. All required inspections and <br />witnessing of tests shall be completed prior to final inspection and occupancy of <br />the building(s). <br /> <br />13. The Berlogar Lots 11 through 19 shall include a recorded disclosure stating that <br />the public street serving these lots will, in the future, be extended as a through <br />street forming a loop road ultimately connecting to Vineyard Avenue. <br /> <br />14. The project developer shall provide all buyers with copies of the project conditions <br />of approval. <br /> <br />15. The project developer of the Berlogar property shall "stub" full public utilities at <br />the northwesterly property line of the Chrisman property. All public and private <br /> <br />2 <br />
