<br />DISCUSSION <br /> <br />Management Firm <br /> <br />The City executed a five. year contract with Petaluma.based CourseCo in 2004 to operate <br />Callippe Preserve Golf Course and manage the grow. in phase of construction, CourseCo has <br />operated golf courses since 1989, including driving ranges, maintenance, food and beverage <br />services, and construction management. CourseCo currently manages 14 golf courses in <br />California, including Crystal Springs in Burlingame, Kennedy Park in Napa, Mather Golf <br />Course in the Sacramento area, as well as Riverside Golf Course and Valley Oaks in Fresno <br />County, <br /> <br />During the City Council's initial discussions regarding the day.to.day management of the golf <br />course, it was determined to be more cost effective and efficient to operate the golf course with a <br />management firm that has experience with golf operations, rather than by City staff. Major <br />benefits of contracting the golf operations are I) employees are trained in the specialized areas <br />unique to golf course maintenance, environmental management, golf operations and marketing, <br />and 2) a general reduction in labor costs. <br /> <br />CourseCo has now hired the key personnel for Callippe Preserve Golf Course, Dave Davies is <br />the golf course Superintendent, and has been working on.site for over a year, Mr, Davies' <br />experience includes 10 years as the Superintendent for Palo Alto Municipal Golf Course. He is <br />also a certified Golf Course Superintendent through the National Golf Course Superintendent <br />Association of America, John Renslow has been selected to serve as the General Manager, with <br />overall responsibility for operation of the property, Mr, Renslow was most recently the Director <br />of Golf at Deer Ridge Country Club in Brentwood, Prior to that, he was the Head Golf <br />Professional at Poppy Ridge Golf Course in Livermore. John started his full.time duties in <br />Pleasanton on September 6, <br /> <br />BUDGET DISCUSSION <br /> <br />The budget discussion will focus on four (4) key areas, including the number of anticipated <br />annual golf rounds, golf fees, operating expenses, and funding the annual bond debt service for <br />Callippe Preserve, <br /> <br />Annual Golf Rounds <br /> <br />An initial golf course market survey and feasibility report performed by Economics Research <br />Associates (ERA) in 199, assumed that a City owned golf course of better than average quality <br />could generate 7',000 annual rounds of golf by year three (3) of operation, This information <br />was based on market conditions at the time, taking into account the amount of play at existing <br />competing golf courses and the probability of additional golf courses being built in the next five <br />(,) years that would also compete for a market share, During planning for the golf course and <br /> <br />SR 0):2)) <br />Page 3 <br />
