29.) The homebuilder shall provide automatic opening sectional roll-up garage doors throughout the <br /> project, as approved by the Director of Building Inspection and Planning Director. <br /> <br />30.) The homebuilder shall provide all buyers with copies of the project conditions of approval. <br /> <br />31 .) Prior to recordation of the final map, all modifications required to the design guidelines through <br /> conditions of approval shall be combined into a single comprehensive document by the <br /> homebuilder. This document shall be submitted to the Planning Director for review and approval <br /> prior to publication. The homebuilder or its successor in interest shall disclose the design <br /> guidelines to the lot buyers prior to close of escrow, and shall provide them with copies of the <br /> guidelines. <br /> <br />32.) All site improvements and construction activities shall be limited to the hours of 8:00 a.m. to <br /> 5:00 p.m., Monday through Saturday, excluding Federal holidays. Interior improvements may be <br /> constructed during other hours if approved by the Planning Director. All construction equipment <br /> must meet DMV noise standards and shall be equipped with muffling devices. <br /> <br />33.) At no time shall campers, trailers, motor homes, or any other vehicle be used as living or <br /> sleeping quarters on the construction site. All such vehicles shall be removed from the site at the <br /> end of each work day. <br /> <br />34.) Final inspection by the Planning Department is required prior to occupancy. <br /> <br />35.) If archeological materials are uncovered during grading, trenching, or other on-site excavation, <br /> all work on site shall be stopped and the City immediately notified. The county coroner and the <br /> Native American Heritage Commission shall also be notified and procedures followed as <br /> required in Appendix K of the California Environmental Quality Act. A similar note shall appear <br /> on the improvement plans. <br /> <br />36.) Portable toilets used during construction shall be kept as far as possible from existing residences <br /> and shall be emptied on a regular basis as necessary to prevent odor. <br /> <br />37.) The City shall be responsible for the payment of the applicable school district fees for the <br /> clubhouse and other golf course buildings as prescribed by State Law. <br /> <br />38.) The homebuilder shall fund school facilities necessary to off-set this proj ect's reasonably related <br /> impacts on the long-term needs for expanded school facilities to serve new development in <br /> Pleasanton. Determination of the method and manner of the provision of the funds and/or <br /> facilities shall be made by the Pleasanton Unified School District and the City, and it may be in <br /> addition to the school impact fees required by State law and local ordinance. The program shall <br /> be a successor to the documents entitled "Cooperation Agreement" and "Flat Fee Agreement", <br /> and shall specifically include the project's obligation to fund its share of all future schools, <br /> including whatever high school option is selected by the Pleasanton Unified School District.
