138. The applicant shall obtain a drainage easement from EBRPD for the storm drain <br /> discharge into the creek along the noah side of the project. <br /> <br />139. The applicant shall obtain a quit claim deed from EBRPD and from the property <br /> owner of 4432 Foothill Road for the existing access easement across the nonhem <br /> side of the Lemoine property. Access easements over the entire new nonhem <br /> private road shall be provided to the EBRPD and to the property o~vner of 4432 <br /> Foothill Road. Access to the existing homes on the Lemoine property, EBRPD, <br /> and property at 4432 Foothill Road shall be maintained at all times during <br /> construction. This existing road shall be removed once satisfactory access has be <br /> established. <br /> <br />140. The developer shall install subdrains at the back of sidewalk or back of curb along <br /> all streets within the development. Said drain shall be connected to the street storm <br /> drain system. <br /> <br />141. Unless otherwise approved by the Fire Marshall no housing construction shall <br /> begin until such time as an acceptable emergency vehicle access has been <br /> established, as defined by the Fire Marshall. This access shall be maintained at all <br /> time until the public improvements are accepted. <br /> <br />142. The perimeter of all building foundations shall be designed with subdrains. Said <br /> drains shall be connected to the street gutter or other means acceptable to the City <br /> Engineer. <br /> <br />143. All roof leaders shall be connect connected to the street gutter or other means <br /> acceptable <br /> to the City Engineer. <br /> <br />144. There shall be individual sanitary sewer and water laterals to each dwelling unit. <br /> There shall be a two way cleanout on the sanitary sewer lateral located at the back <br /> of the PSE. <br /> <br />145. Prior to tentative map approval, the need for a geologic hazard abatement district <br /> shall be determined to the satisfaction of the City Engineer. <br /> <br />{end} <br /> <br /> Page 24 <br /> <br /> <br />
