keeping with the rural and rustic character of the Vineyard Avenue Corridor Specific <br /> Plan area. The designs shall provide individuality among the homes by adding <br /> unique features to each house plan built on a different lot, i.e. different porch design <br /> for each Plan 1. <br /> <br />13. The colors used on the exterior elevations of the proposed homes shall be submitted to <br /> and approved by the Planning Director prior to the issuance of a building permit. <br /> Colors shall be consistent with the approved medium to dark earthtone colors shown <br /> on the project colorboard. Approved colors shall be stated on the model plans <br /> submitted for issuance of building permits. Any future repainting of these homes <br /> shall require the use of a medium to dark earthtone color for the body of these homes, <br /> the equivalent of the colors on the project colorboard. <br /> <br />Landscaping and Fencing <br /> <br />14. All trees used in landscaping, except for a minimum twelve 24-in. box size trees, shall <br /> be a minimum of 15 gallons in size and all shrubs a minimum of 5 gallons, unless <br /> otherwise shown on the approved landscape plan. <br /> <br />15. The applicant shall submit detailed landscape and irrigation plans, subject to the <br /> review and approval of the Planning Director and City Landscape Architect, as part of <br /> the improvement plans. These plans shall include a street tree planting plan and <br /> landscape plans for all street right-of-way, landscape berm areas, open space areas, <br /> and landscape screening. Additionally, street trees shall be planted along the frontage <br /> of both custom lots. The irrigation plan shall provide for automatic controls. <br /> <br />16. Restrictions minimizing the use of herbicides for the future landscaping in the <br /> proposed development shall be submitted for the review and approval of the City <br /> Landscape Architect prior to the approval of the final improvement plans. These <br /> restrictions shall be listed in the project CC&Rs. Additionally, the homeowners <br /> association shall be responsible for ensuring that these restrictions are followed for the <br /> maintenance of the all open space areas and association-maintained areas. <br /> <br />17. The final design and location of the semi-circular stone entrance features and stone- <br /> veneer soundwall along the Lutz property's (PUD-99-10) Vineyard Avenue frontage <br /> shall be submitted for review and approval with City review of the tentative map. The <br /> soundwall/berm may be adjusted as necessary to achieve its sound attenuation <br /> purpose. <br /> <br />18. All fencing along Clara Lane shalI be located no closer than 10 ft. to the back of curb. <br /> This 10 ~. wide landscape easement shall only allow landscaping and utilities. The <br /> developer shall be responsible for installing dense trees, shrubs, and groundcover in <br /> this area with the intent to provide screening of the adjacent yard areas.
