12. No building permit shall be issued or lot sold for any of the new homes within this <br /> project until after the new elementary and middle schools, anticipated to be open by fall, <br /> 2000, are operational, except that a building permit may be issued for Lot 4 to the owner <br /> who will occupy the home. <br /> <br />13. Lots #2 and #3 shall be subject to the uses of the R-I-20,000 zoning district and <br /> Lots #4 and #1 shall be subject to the uses of the R-I-40,000 zoning district, <br /> except as modified by the design guidelines. <br /> <br />14. The applicant shall comply ~vith the recommendations of the geotechnical report <br /> prepared by Terrasearch dated September 3, 1996. The applicant's geotechnical <br /> consultant shall review and approve all foundation, retaining wall, and drainage <br /> geotechnical aspects of the final development plans to ensure that the <br /> recommendations have been properly incorporated into the development. The <br /> consultant shall certify by writing on the plans or as otherwise acceptable to the <br /> Director of Building Inspection that the final development plan is in conformance <br /> with the geotechnical report approved with the project. <br /> <br />15. The applicant shall provide all buyers with copies of the project conditions of <br /> approval and design guidelines. Reference to the conditions and design guidelines <br /> shall be made in the deed for the properties, subject to the approval of the City <br /> Attorney. <br /> <br />16. All site improvements and construction activities shall be limited to the hours of <br /> 8:00 a.m. to 5:00 p.m., Monday through Saturday, excluding Federal holidays, <br /> while the Greenbriar project is under construction. When the Greenbriar project is <br /> completed, the construction hours shall be 8:00 a.m. to 5:00 p.m., Monday through <br /> Friday, excluding Federal holidays. Interior improvements may be constructed <br /> during other hours if approved by the Planning Director. All construction <br /> equipment must meet DMV noise standards and shall be equipped with muffling <br /> devices. <br /> <br />17. At no time shall campers, trailers, motor homes, or any other vehicle be used as <br /> living or sleeping quarters on the construction site. All such vehicles shall be <br /> removed from the site at the end of each work day. <br /> <br />18. All trees used in landscaping be a minimum of 15 gallons in size and all shrubs a <br /> minimum of 5 gallons, unless otherwise shown on the approved landscape plan or <br /> required in other conditions of approval or the design guidelines. <br /> <br />PUD-99-02 City Council - Conditions of Approval Page 5 <br /> <br /> <br />
