6. Accessory structures shall comply with the requirements of the <br /> R-1-40,000 zoning district except the maximum height of any accessory <br /> structures shall be 15 feet, and all Class I accessory structures shall be <br /> included in the square footage maximum. An accessory structure of not <br /> more 400 sq.ft. designed and used for the keeping of animals consistent <br /> with the "A" zoning district shall not be counted in the square footage <br /> maximum. <br /> 7. The building and color of the future homes shall blend with the <br /> natural landscape. Stone and treated wood are encouraged for <br /> exterior surfaces. Stucco may be used provided that it is <br /> complemented with natural materials and is a muted earth tone. <br /> 8. The fencing along Sycamore Road and the east-west collector shall <br /> be an open rail design consistent with the NSSP. Final design details <br /> and fence placement locations for all fencing shall be subject to <br /> review and approval during the design review process. Privacy <br /> fencing/screening may be permitted subject to design review <br /> approval and provided that it is at least of 15 setback from the open <br /> rail fence and significantly screened with landscaping. <br /> 9. A minimum of three on-site visitor parking spaces shall be provided <br /> for the future home. The specific details shall be submitted for <br /> review and approval in conjunction with the design review <br /> application for new home. <br /> 10. The siting of the future home shall be done in such a manner that it <br /> maximizes the development of screened private yard areas through <br /> building design. Building elevations that face streets shall be <br /> designed as front yard elevations. <br /> 11. The minimum setback from the east property line shall be 20 feet <br /> and the setback from the west property line may be reduced to ten <br /> feet. In the event that the surplus right-of-way area to the west is <br /> added to the property, the setback shall not change. <br /> b. PUD-LDR Design Guidelines <br /> 1. The maximum height of any future home shall be 30 feet, measured <br /> from the lowest grade to the highest roof peak. <br /> 2. The maximum F.A.R. shall be 20 percent, excluding 600 sq.t't. of <br /> garage area. <br /> 3.
