EXHIBIT "B" <br /> CONDITIONS OF APPROVAL <br /> Case PUD-99-02 - 488 Sycamore Road <br /> City Council, September 20, 1999 <br /> <br /> Planning <br /> <br />1. The proposed development shall conform substantially to the site plan, grading <br /> plan, design guidelines/development standards, tree and geotechnical reports <br /> Exhibit "A", dated "Received" August 18, 1999 on file with the Planning <br /> Department, except as modified by these conditions. Minor changes to the plans <br /> may be allowed subject to the approval of the Planning Director if found to be in <br /> substantial conformance with the approved exhibits. <br /> <br />2. The applicants shall obtain all building, encroachment, and other applicable City <br /> permits for the project prior to the commencement of construction. <br /> <br />3. Final inspection by the Planning Department is required prior to occupancy of the <br /> homes. <br /> <br />4. The PUD development plan design guidelines shall be modified to require that the <br /> the house designs for all new homes shall be submitted to the Planning <br /> Commission for review and approval. <br /> <br />5. Prior to any subdivision map approval, a set of revised design guidelines shall be <br /> submitted to the Planning Director for review and approval which includes the <br /> following modifications: <br /> <br /> a. PUD-A Design Guidelines 1. The minimum front yard setback shall be 30 feet to the home and 35 <br /> feet to any garage element. <br /> 2. A front yard, single-story porch may project up to five feet into the <br /> required 30 foot front yard setback. <br /> 3. The rear yard setback to the home shall be 50 feet. <br /> 4. The maximum height of any future home shall be 30 feet, measured <br /> from the lowest grade to the highest roof peak. <br /> 5.
