73. The storm drain system shall be private and maintained by the homeowners. The sanitary sewer and water main shall be public and maintained by the City. The street and utilities shall be constructed to City standards. The applicant shall post with the City prior to approval of parcel map, a performance bond for all street improvements that are not to be accepted by the City of Pleasanton. 74. The applicant shall extend the water main from the fire department turnaround to San Carlos Way in conjunction with the construction of this project. The applicant may enter into a reimbursement agreement with the City for the water main extension. 75. The storm drainagc from cach lot shall bc directed to the street or an approvcd storm drain system in accordance with Sections 2907(b)(5) and 7012(d) of the 1988 Uniform unless otherwise approved by the Building Official and City Engineer. 76. There shall be individual sanitary sewer and water laterals to each lot. There shall be a two way cleanout on the sanitary sewer lateral located at the back of the PSE. 77. Unless otherwise approved by the Fire Marshall no housing construction shall begin until such time as an acceptable emergency vehicle access has been established, as defined by the Fire Marshall. This access shall be maintained at all time until the public improvements are accepted. 78. The perimeter of all building foundations shall be designed with subdrians. Said drains shall be connected to the street gutter or other means acceptable to the City Engineer, unless otherwise approved by the City Engineer 79. All roof leaders shall be connect connected to the street gutter or other means acceptable to the City Engineer. 80. The Applicant shall all necessary permits from all environmental agencies prior to approval of the Parcel Map. 81.
