EXHIBIT B <br /> CONDITIONS OF APPROVAL <br /> PUD-46, BERNAL COMMUNITY PARK BASEBALL FIELDS <br /> July 19, 2005 <br /> <br />1. The Project shall be constructed substantially as shown on the development plans, <br /> Exhibit A, dated May 4, 2005, on file with the Planning Department, except as <br /> modified by the following conditions of approval. Minor changes to the plans may be <br /> allowed subject to the review and approval of the Zoning Administrator if found to be <br /> in substantial conformance with the approved exhibits. <br /> <br />2. The project developer shall obtain all building and other applicable City permits for <br /> future site improvements. <br /> <br />3. Prior to issuance of a building permit, the project developer shall submit design plans <br /> for all buildings on the site for review and approval by the Planning Director. Colors <br /> and materials shall be clearly identified on the building elevations. <br /> <br />4. Prior to issuance of a building permit, the project developer shall submit a fencing plan <br /> for review and approval by the Planning Director. The fencing plan shall show the <br /> location, elevations, and design details of the project's fencing. <br /> <br />5. If archaeological evidence of potential cultural resources is uncovered during grading, <br /> trenching, or other on-site excavations; the materials shall be left in place, all work on <br /> the site shall be stopped, and the City shall be immediately notified. The County <br /> Coroner and the Native American Heritage Commission shall also be notified and <br /> procedures followed as required in Appendix K of the California Environmental <br /> Quality Act. Prior to the issuance of an occupancy permit for the Project area, a <br /> consulting Native American representative shall submit a letter to the Planning Director <br /> certifying that excavation activities at the site have been completed, and that the proper <br /> procedures were followed, as outlined in Appendix K of the California Environmental <br /> Quality Act. <br /> <br />6. Ball field lighting shall be provided as specified in the "Standards for Lighting" <br /> document included in the Project application documents. Lighting shall be routinely <br /> monitored to ensure consistent highly efficient energy use. <br /> <br />7. No project signage is approved as part of this application. Any signage shall be <br /> submitted to the Planning Department for review and approval before installation. <br /> <br />8. Outdoor noise created by park activities shall not exceed an Lan of 60 dBA, as specified <br /> for residential areas in the City's General Plan. <br /> <br /> <br />
