All improvements required of this development have been completed and the developer is <br />requesting acceptance of the public improvements. The development constructed a new public <br />street cul-de-sac (Yolanda Court). The cul-de-sac includes a storm drain, sanitary sewer, and <br />water system piping within the street area, and public utility easements serving this project. <br />These utilities will be maintained and operated by the City. <br /> <br />The Maintenance Association will maintain the private improvements such as the storm drain <br />and drainage ditch along the back of the lots near the arroyo, the retaining walls along the <br />berm, and the landscaping of the berm on Lot 5. <br /> <br />Vineyard Avenue <br /> <br />The tract frontage improvements along (new) Vineyard Avenue were constructed with the <br />Vineyard Avenue Realignment Project (Specific Plan Improvements). Old Vineyard Avenue <br />that runs along the southwest edge of the project will be converted to a public trail for <br />pedestrians and equestrians in the near future using Specific Plan fees. According to the <br />Specific Plan, the trail will cross (new) Vineyard Avenue at the intersection of Pietronave <br />Lane/Yolanda Court. The plan calls for this intersection to be signalized as part of the trail <br />improvements. <br /> <br /> RECOMMENDATION <br /> <br /> The public improvements are ready for formal acceptance by the City and the developer has <br /> posted the required one-year warranty bonds. Staff recommends City Council accept for <br /> formal maintenance the following improvements for Tract 7499, Lakeside Estates: <br /> <br /> Street 1. 7401 Square feet of asphalt concrete; <br /> 2. 576 linear feet of curb and gutter including driveways; <br /> 3. 2 electroliers. <br /> <br /> Water System 1. 217 linear fi. of 8" water main line including valves; <br /> 2. 1 fire hydrant, <br /> <br /> Sanitary Sewer System 1. 286 linear ft. of 8" sanitary sewer main line; <br /> 2. 4 sanitary sewer manholes. <br /> <br /> SR:05:233 <br /> Page 2 of 3 <br /> <br /> <br />
