Honorable Mayor and Members of the City Council: <br /> <br />BACKGROUND <br /> <br />Tract 7193, Sycamore Heights, developed by Summerhill Homes is a 48 lot single-family <br />residential subdivision located at the eastern terminus of Sycamore Creek Way and Sunset Creek <br />Lane, adjacent to Tract 6982, Bridle Creek. <br /> <br />Prior to development of Sycamore Heights, an open offer of dedication was made to the City for <br />a 0.24 parcel of land for future access and utilities, which serves the Sycamore and Lund water <br />reservoirs. This open offer of dedication was made to the City by separate instrument recorded <br />in 1997. Sycamore Creek Way has now been constructed, which included the relocation of <br />utilities, driveway, and a portion of the access road serving the existing water reservoirs. A <br />portion of the land originally offered for dedication encumbers lot 8 of the Sycamore Heights <br />development. Now that this work is completed, the open offer of dedication is no longer <br />required. <br /> <br />In addition, an existing open offer of dedication remains over a portion of lot 38 of the Sycamore <br />Heights development. This offer is for a 25-foot wide access and public utility easement per <br />Parcel Map 5376, recorded in 1988. This easement will not be required, since public utilities are <br />now located within Sunset Creek Lane. <br /> <br />DISCUSSION <br /> <br /> At this time, the next step would be for the City to quitclaim both open offers of dedications to <br /> Summerhill Homes. This will clear any interest the City may have over lots 8 and 38 of Tract <br /> 7193, Sycamore Heights. <br /> <br /> FISCAL IMPACT <br /> <br /> There would be no fiscal impact to the City from vacating these easements. <br /> Respectfully Submitted, ~ <br /> <br />Rob Wilson Michael H.
