THE CITY OF iUli~) <br />pL£ AShNTONo City Council <br /> Staff Report <br /> <br /> August 16, 2005 <br /> Public Works Department <br /> <br />SUBJECT: APPROVAL OF FINAL MAP, IMPROVEMENT PLANS AND <br /> SUBDIVISION AGREEMENT FOR TRACT 7385, AVIGNON <br /> (CENTEX HOMES), AND FINAL CANCELLATION OF THE <br /> AGRICULTURAL RESERVE CONTRACT ON THE PROPERTY <br /> <br />STAFF RECOMMENDATION: <br /> <br /> Staff recommends that the City Council take the following action at the <br /> meeting of August 16, 2005: <br /> <br /> 1. Approve the Improvement Plans and Final Map for Tract 7385, <br /> Avignon (Centex Homes). <br /> <br /> 2. Authorize the City Manager to execute the Subdivision Agreement <br /> for this development. <br /> <br /> 3. Accept all parcels of land and easements offered for dedication on the <br /> Final Map. <br /> <br /> 4. Adopt the attached resolution canceling the Agricultural Preserve <br /> Contract on the property. <br /> <br />SUMMARY: Tract 7385, proposed by Centex Homes, creates 28 single,family <br /> residential lots and two vineyard estate lots. The property is located <br /> between the Old Vineyard Avenue roadway and the realigned Vineyard <br /> Avenue, east of the future Neal School site. Staff has reviewed the Final <br /> Map and improvement plans and has found them to be in substantial <br /> conformance with the approved tentative map. The property was subject <br /> to an agricultural preserve contract which would prevent residential <br /> development of the property.
