The Community Park would be spread out more by expanding into the northeast corner of the <br /> Bernal Property, thus allowing more open area. A created creek would also be introduced <br /> through the Community Park. <br /> <br /> The outdoor amphitheater would be deleted from the Project but potentially recovered at the <br /> Fairgrounds through a joint venture between the City and the Fairgrounds Board. <br /> <br /> An additional football/lacrosse field would be added to the Community Park. Six tennis courts <br /> would be added south of Valley Avenue. <br /> <br /> No Park-and-Ride lot would be developed. <br /> <br /> Alternative 3 <br /> <br /> CEQA specifically requires that one of the alternatives analyzed be the "no project" alternative. <br /> In this case, the "no project" would be based upon the direction contained in the Phase I Specific <br /> Plan that pertains to the Phase II area. <br /> <br /> Alternative 4 <br /> <br /> The "no action" alternative (no development), is also recommended which assumes the site's <br /> existing condition. This alternative would serve as the basis of the environmental analysis, <br /> establishing the point of departure for examining the effects of the Preferred Plan and the other <br /> alternatives.
