EXHIBIT C <br /> <br /> PCUP- 118/PDR-391 <br /> 3350 Hopyard Road <br /> June 21, 2005 <br /> <br />If the City Council approves Option 2, the following Conditions of Approval, as listed in <br />Exhibit B, shall be revised: <br /> <br /> 1. The construction of the three-phase expansion, totaling 19, 895 square feet in <br /> building area in the locations indicated and a parking lot of 104 parking spaces, <br /> shall conform substantially to Exhibit "A" (the ma~tcr expangi~n plan and written <br /> narrative), dated "Received, May 4, 2005", on file with the Planning Department, <br /> except as modified by the following conditions of approval. The uses and square <br /> footages of the facilities shown for Phase II and Phase III are approved, but not <br /> their locations. Minor changes to the master expansion plan may be approved by <br /> the Planning Director if found to be in substantial compliance with the proposal. <br /> <br /> 2. The construction of Phase I expansion (multi-purpose room and expansion of the <br /> existing worship platform), totaling 4,945 square feet in floor area, shall conform <br /> substantially to Exhibit "A" (the magter expangi.~n Phase I site plan, written <br /> narrative, floor plans, elevations, site improvements, and color and material <br /> board), dated "Received, May 4, 2005", on file with the Planning Department, <br /> except as modified by the following conditions of approval. Minor changes to the <br /> Phase I expansion plan may be approved by the Planning Director if found to be <br /> in substantial compliance with the proposal. <br /> <br /> 3. The specific location and design of Phase II expansion (a 9,950-square-foot <br /> sanctuary building and the parking lot expansion to provide a total of 104 on-site <br /> parking spaces) requires design review approval by the Planning Commission. <br /> Said design review application shall include a landscape plan with sufficient <br /> landscaping plantings to buffer the parking lot from the adjacent residential area <br /> and to provide an attractive appearance from National Park Road. <br /> <br /> 4. The specific location and design of Phase III expansion (a 5,000-square-foot <br /> administration building) requires design review approval by the Planning <br /> Commission. <br /> <br /> Delete Conditions 8 and 9. <br /> <br /> Case No. PCUP-118/PDR-391 City Council <br /> <br /> <br />
