Exhibit B <br /> (Option 1) <br /> Draft Conditions of Approval <br /> <br /> Case PCUP-118/PDR-391 <br /> Master Expansion Plan for St. Clare's Episcopal Church <br /> 3350 Hopyard Road <br /> <br /> 1. The construction of the three-phase expansion, totaling 19, 895 square feet in <br /> building area in the locations indicated and a parking lot of 104 parking spaces, <br /> shall conform substantially to Exhibit "A" (the master expansion plan and <br /> written narrative), dated "Received, May 4, 2005", on file with the Planning <br /> Department, except as modified by the following conditions of approval. <br /> Minor changes to the master expansion plan may be approved by the Planning <br /> Director if found to be in substantial compliance with the proposal. <br /> <br /> 2. The construction of Phase I expansion (multi-purpose room and expansion of <br /> the existing worship platform), totaling 4,945 square feet in floor area, shall <br /> conform substantially to Exhibit "A" (the master expansion plan, written <br /> narrative, floor plans, elevations, site improvements, and color and material <br /> board), dated "Received, May 4, 2005", on file with the Planning Department, <br /> except as modified by the following conditions of approval. Minor changes to <br /> the Phase I expansion plan may be approved by the Planning Director if found <br /> to be in substantial compliance with the proposal. <br /> <br /> 3. The specific design of Phase II expansion (a 9,950-square-foot sanctuary <br /> building and the parking lot expansion to provide a total of 104 on-site parking <br /> spaces) requires design review approval by the Planning Commission. Said <br /> design review application shall include a landscape plan with sufficient <br /> landscaping plantings to buffer the parking lot from the adjacent residential <br /> area and to provide an attractive appearance from National Park Road. <br /> <br /> 4. The specific design of Phase III expansion (a 5,000-square-foot administration <br /> building) requires design review approval by the Planning Commission. <br /> <br /> 5. The project developer shall pay any and all fees to which the property may be <br /> subject prior to issuance of building permits. The type and amount of the fees <br /> shall be those in effect at the time the building permit is issued. <br /> <br /> 6. This master expansion plan for Phases I, II, and III, and the design review <br /> approval for Phase I expansion will lapse within one (1) year from the date of <br /> approval unless a building permit for Phase ! is issued and construction has <br /> <br />Case No. PCUP-118/PDR-391 City Council <br /> Page - 1 - <br /> <br /> <br />
