III. PROJECT DESCRIPTION <br /> <br />The applicant would demolish the vacant restaurant building and remove most of the existing <br />landscaping on the property, including 37 trees, eight of which are defined as "Heritage Trees" <br />by the Municipal Code. Thirteen of the existing trees would be retained, two of which are <br />heritage-sized trees. Please see the attached tree removal plan for the specific trees to be <br />removed. <br /> <br />A total of 177 new parking spaces would be constructed, comprised of approximately 121 <br />spaces on the 6180 Stoncridge Mall site and approximately 56 spaces on the 6220 Stoneridge <br />Mall site (Note: parking numbers are approximate since an existing property line bisects some <br />of the parking spaces). Existing driveways would provide access to the new parking areas. <br /> <br />New parking lot landscaping would be installed to match the plant species used in the <br />Pleasanton Corporate Commons project: London plane and ornamental pear trees and <br />cotoneaster and St. Johnswort groundcovers. <br /> <br />IV. ANALYSIS <br /> <br /> Site Plan <br /> <br />Staff generally believes that the parking lot is well designed and provides adequate planter areas <br />to break up the parking lot paving. Regarding on-site circulation, staff believes that the three <br />parallel parking spaces that are proposed at the easternmost end of the site would not allow <br />efficient parking and would impact circulation when vehicles are parking in these spaces. <br />Furthermore, there are several existing trees and shrubs that would need to be removed to create <br />the parallel parking spaces. Therefore, staff recommends that the three parallel parking spaces <br />be deleted and that the existing planter area be retained. A condition of approval addresses this <br />item. <br /> <br /> Parking <br /> <br /> The Pleasanton Corporate Commons campus was developed with 2,076 parking spaces, or one <br /> space per 291 gross square feet of floor area. While the number of parking spaces exceeds the <br /> minimum number of parking spaces required by the Municipal Code (one space per 300 gross <br /> square feet of floor area or 2,016 spaces), the applicant has indicated that additional parking is <br /> needed at the campus, primarily to accommodate the parking needs of E-Loan, located in the <br /> 6230 Stoneridge Mall Road building, which has a high employee density. <br /> <br /> The City approved a Transportation Demand Management (TDM) program as part of the <br /> Pleasanton Corporate Commons project.
