3. Introduce the draft ordinance approving Case PUD-81-22-11M, subject to the <br /> conditions listed in Exhibit "B' <br /> <br />SUMMARY: <br /> <br />The applicant desires to demolish the vacant restaurant/bar building and to replace it with a <br />parking lot to be used by tenants at the adjacent Pleasanton Corporate Commons campus. The <br />Planning Commission recommended approval of the PUD modification subject to the conditions <br />of approval recommended by staff. There has been no public comment on this item. The <br />applicant is in agreement with the Planning Commission's recommended conditions of <br />approval. <br /> <br />Honorable Mayor and Members of the City Council: <br /> <br />BACKGROUND <br /> <br />The Stoneridge Business Center PUD was approved by the City in 1982. The PUD covers 91 <br />acres along eastern edge of Stoneridge Mall, from 1-580 at the north to Stoneridge Drive at the <br />south. After several modifications to the development plan, the project today consists of a <br />cluster of five, three- to five-story office buildings (Stoneridge Corporate Plaza) and an 8.4-acre <br />vacant BART station site to the north, a cluster of four, five-story office buildings (Pleasanton <br />Corporate Commons) and an 8,500-square-foot vacant restaurant building (formerly Marie <br />Callender's Restaurant and, most recently, Masse's Sports Bar) in the middle portion, and the <br />540-unit Stoneridge Apartments and a City fire station to the south. <br /> <br /> Charles Schwab, the applicant, owns the vacant restaurant property and leases approximately <br /> 90% of the Pleasanton Corporate Commons campus. Due to the economic downturn, the <br /> applicant currently only occupies two floors of one of the office buildings and subleases the <br /> remaining space. The applicant has applied to demolish the vacant restaurant building and <br /> related site improvements and expand the Pleasanton Corporate Commons parking lot to serve its <br /> subtenants. Since the restaurant and Pleasanton Corporate Commons properties are zoned PUD <br /> and have approved development plans, a PUD modification is required to demolish the existing <br /> building and construct the parking lot and related site modifications. <br /> <br /> PROJECT DESCRIPTION <br /> <br /> The applicant would demolish the vacant restaurant building and remove most of the existing <br /> landscaping on the property. A total of 177 new parking spaces would be constructed, <br /> comprised of approximately 121 spaces on the 6180 Stoneridge Mall site and approximately 56 <br /> spaces on the 6220 Stoneridge Mall site (Note: parking numbers are approximate since an <br /> existing property line bisects some of the parking spaces).
