This proposal is presented in five parts: <br /> <br /> i 'In~t~ i <br /> P' Supporting information follows in Parts 6 through 8: <br /> e Preferred Plan and Alternatives p. ~ <br /> $ Work Plan p. · 6 Management p. 14 <br /> ~ Phasing and Schedule p. 9 7 StaffR6sum~s p. 16 <br /> 5 ~s~ p.~l ~ .M_&A CE~ Experier~ p..~ <br /> <br />PAnt' I INTRODUC ON <br /> <br />Mundie & Associates (M&A) is pleased to submit this proposal to prepare an environmental impact <br />report (EIR) on the Bernal Property Phase II Specific Plan, including the Bernal Community Park <br />Master Plan. <br /> <br />Back[tround <br /> <br />The S~8 acres to which the Specific Plan applies are intended (~) to remain in the ownership of the <br />City of Pleasanton and (~) to be developed in uses that relate to purposes of the general community of <br />Pleasanton, as determined through a comprehensive public planning process. <br /> <br />The Specific Plan area encompasses three distinct geographical areas of the Bernal property (as <br />mapped on p. ~ of the May 15, ~00e Draft Phase II Specific Plan): <br /> <br />· 1~1 acres Western Area West of 1-680; surrounding a portion of the Phase I residential <br /> development; <br /> <br /> · 168 acres CentralArea Between 1-680 and the Union Pacific Railroad ROW; consisting <br /> generally of the eastern two-thirds of the Central Area, east of the <br /> Phase I commercial/office and residential neighborhoods. <br /> <br /> The Central Area includes the 50 acre Bernal Community Park <br /> Master Plan area, as well as the 15-acre baseball complex located <br /> within the Park area that is proceeding independently and is not <br /> included in the Phase II Specific Plan environmental evaluation; and <br /> <br /> · ~9 acres Eastern Area East of the Union Pacific Railroad ROW; the Knoll (between the <br /> southern boundary of this area and a residential area that has been <br /> developed north of the Knoll) and a wetland/riparian area between the <br /> residential area and developed lands north of (the future extension o0 <br /> Valley Avenue. <br /> <br /> <br />
