commercial development, and approximately 314 acres of public use area within the <br />approximately 510 acres located on both sides of 1-680, southerly of Bernal Avenue. <br /> <br />KB Home has a residential development on the central parcel, Tract 7271, Walnut Hills, <br />consisting of 121 single-family units, with 101 single-family 4,000 sq. ft. minimum sized lots and <br />20 lots for affordable duet units. This development is located east of Valley Avenue with access <br />from both Valley Avenue and Bemal Avenue. <br /> <br />IMPROVEMENTS <br /> <br />The streets within this development are public with exception of the alleyways between the lots. <br />The homeowner's association (HOA) will privately maintain the alleyways. The City will also <br />maintain the landscaped traffic circle on Oak Vista Way. <br /> <br />Bio-swales were incorporated in the design of this subdivision for mitigation of urban storm <br />water runoff. These grassy swales are designed to filter pollutants from roadway storm water <br />runoff before entering the detention basin located on the central parcel of the Bemal Property. <br />The swales are not ready at this time. The swales require re-seeding and should be ready next <br />year for City acceptance. The completion of these grassy swales will be bonded by the <br />developer. These swales are located adjacent to Oak Vista Way. <br /> <br />FUTURE MAINTENANCE <br /> <br />All off-site improvements required of development have been completed with the exception of <br />the bio-swales. The developer has posted a bond to assure this work is completed. City Council <br />will be accepting for formal maintenance the improvements on Oak Vista Way, Whispering Oaks <br />Way, East Gate Way, Rosecliff Place, Mill Creek Place, and Cotton Mill Way, including <br />streetlights, and utilities (water, sewer, and storm drain systems) and the landscaped traffic circle <br />on Oak Vista Way. The alleyways providing access to detached garages will be maintained by <br />the HOA. <br /> <br /> The public improvements are ready for formal acceptance by the City and the developer has <br /> posted the required one-year warranty bonds. <br /> <br /> SR:05:186 <br /> Page 2 of 3 <br /> <br /> <br />
