pLEAS&NTONo c,t Council <br /> Staff Report <br /> <br /> July 19, 2005 <br /> Public Works Department <br /> <br />SUBJECT: ACCEPTANCE OF IMPROVEMENTS FOR TRACT 7271, WALNUT <br /> HILLS (KB HOME) <br /> <br />STAFF RECOMMENDATION: <br /> <br /> Staff recommends that the City Council take the following action at the <br /> meeting of July 19, 2005: <br /> <br /> 1. Accept for normal maintenance the list of public improvements stated <br /> below for off-site public improvements of the Bernal Property. <br /> <br /> 2. Authorize the City Clerk to fine a Notice of Completion. <br /> <br />SUMMARY: The Specific Plan and Planned Unit Development (PUD) for the Bernal <br /> Property allow for the development of single-family and multi-family <br /> residential units, office development, commercial development, and <br /> approximately 314 acres of public use area within the approximately 510 <br /> acres located on both sides of 1-680, southerly of Bernal Avenue. <br /> <br /> KB Home has a residential development on the central parcel, Tract 7271, <br /> Walnut Hills, consisting of 121 single-family units. This development is <br /> located east of Valley Avenue and south of Bernal Avenue. KB Home is <br /> requesting acceptance of the public improvements for this development. <br /> <br /> Honorable Mayor and Members of the City Council: <br /> <br /> BACKGROUND <br /> <br /> The Specific Plan and Planned Unit Development (PUD) for the Bemal Property allow for the <br /> development of 581 residential units, 745,000 sq. ft. of office development, 5,000 sq. ft. of <br /> <br /> SR:05:186 <br /> Page 1 of 3 <br /> <br /> <br />
