Adequate public safety measures have been incorporated <br />into the design of the plan: <br /> <br />pinn Brothers and Dawes Properties <br /> <br />utilities and services will be designed to City <br />standards to ensure the public health and safety <br />will be maintained. <br /> <br />Public access is provided to all lots. Newton way <br />is "stubbed" on the east side of the project site <br />to provide public street access to adjacent <br />Hirst/Tong property. <br /> <br />6. The plan conforms to the purposes of the PUD District: <br /> <br />pinn Brothers and Dawes Properties <br /> <br />Overall, the proposed development plan for 46 <br />small-lot single-family detached units, and the <br />proposed rezoning and development plan for 2 (1 <br />new, 1 existing) large-lot single-family detached <br />units conforms to the purposes of the PUD district <br />in that the plan continues the building design and <br />land use pattern established of the surrounding <br />area, provides pUblic access to all existing and <br />proposed lots, is compatible with the existing and <br />planned uses located along all sides of the site, <br />and provides public street access and <br />infrastructure to the Hirst/Tong subdivision <br />located along the site's easterly side. The small <br />lot single-family development provides a <br />transition between the paired units to the west <br />and the larger lots to the east. <br /> <br />WHEREAS, the Planning commission determined that the proposed <br />rezoning is consistent with the General Plan and that <br />the new development proposed for the site is well <br />designed and will result in an attractive addition to <br />the stoneridge Drive area. <br /> <br />.
