<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-94-51 <br />(Incorporates Resolution Nos. 52 and 53) <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF CASE PUD-91-15-1M, THE <br />APPLICATION OF PINN BROS. CONSTRUCTION <br /> <br />WHEREAS, pinn Bros. Construction has applied for 1) a major <br />modification to an approved PUD development plan to <br />allow 46 small-lot single-family detached units on an <br />approximately 6.6 acre site in lieu of 48 paired <br />single-family units (duets) previously approved; and 2) <br />rezoning from the PUD (Planned unit Development) - MDR <br />and HDR (Medium Density Residential and High Density <br />Residential) district to the PUD (Planned unit <br />Development) - LDR (Low Density Residential) district <br />and development plan approval for one single-family <br />detached unit on a 1.00 acre site and one existing <br />single-family detached house on a 1.58 acre site to <br />conform to the Stoneridge Drive Specific Plan for the <br />properties located southeasterly of stoneridge Drive at <br />the intersection of Glen Isle Drive and Newton Way; and <br /> <br />WHEREAS, zoning for the property is PUD (Planned unit <br />Development) - MDR and HDR (Medium Density and High <br />Density Residential District; and <br /> <br />WHEREAS, at their duly noticed public hearing of September 14, <br />1994, the planning commission considered all public <br />testimony, relevant exhibits and recommendations of the <br />city staff concerning this application; and <br /> <br />WHEREAS, the proposed project is covered by the Stoneridge Drive <br />Specific Plan Environmental Impact Report; therefore, <br />no additional environmental document was prepared for <br />this project; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />1. The plan is in the best interests of the public <br />health, safety, and general welfare: <br /> <br />pinn Brothers and Dawes Properties <br />The project is conditioned to finance its share of <br />the costs to widen El Charro Road, improve the El <br />Charro Road/I-580 interchange, construct the <br />stoneridge Drive bridge over the Arroyo Mocho <br />Canal, construct 26 acres of public parks in the <br />Specific Plan area, and contribute towards the <br />construction of the 5 acre elementary school site <br />located on the Chu/Choi/Gahrahmat property. <br /> <br />.
