<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-94-46 <br /> <br />A RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF <br />PRUDENTIAL INSURANCE COMPANY FOR A MAJOR MODIFICATION TO <br />AN APPROVED PUD DEVELOPMENT PLAN TO MODIFY CONDITIONS OF <br />APPROVAL OF ORDINANCE NO. 1596 AS FILED UNDER CASE <br />PUD-81-30-29M/ PUD-85-8-11M <br /> <br />WHEREAS, Prudential Insurance Company has applied for a major <br />modification to an approved Planned Unit Development to <br />modify the conditions of approval of Ordinance No. 1596 <br />to: <br />a) Add Lot 1F to the lots subject to the "Gross Floor <br />Area" cap and add the 8,059 sq. ft. of building area <br />currently approved for Lot 1F to the "additional" <br />building cap of 4,623,000 sq. ft. (the total <br />Hacienda Business Park building area cap of <br />9,889,000 sq.ft. would not change); <br /> <br />b) Add Lot 1F to the list of lots with currently <br />approved development entitlements; <br /> <br />c) Modify Table B-1 "Summary of site Development <br />criteria" to increase the maximum F.A.R. allowed <br />for properties zoned CPD from .25 to .30 and permit <br />warehouse uses to be built with a maximum F.A.R. of <br />.60; and <br /> <br />WHEREAS, <br /> <br />d) Modify Table B-4 "Permitted Uses within Each <br />Planning District" to allow warehouse uses within <br />the IPD district; and <br /> <br />property is PUD (Planned Unit <br />(Industrial/Commercial - Office) <br /> <br />the zoning <br />Development) <br />District; and <br /> <br />for the <br />- I/C-O <br /> <br />WHEREAS, the Planning commission finds that the proposed project <br />would not result in traffic levels which exceed any City <br />standard and should any warehouse use be constructed as <br />a result of this project, this would improve both morning <br />and evening peak hour volumes by reducing the amount of <br />traffic that otherwise would be generated; and <br /> <br />WHEREAS, at its duly noticed public hearing of August 31, 1994, <br />the Planning Commission, after considering all public <br />testimony, relevant exhibits, and recommendations of the <br />city staff concerning this proposal, recommended approval <br />of the proposed negative declaration prepared for the <br />proposed modification; and <br /> <br />. . <br />
