<br />Resolution No. PC-94-42 <br />Page 2 <br /> <br />modifications would not degrade the architectural <br />features of the building. Therefore, the use <br />permit for the small bed and breakfast is in <br />accordance with the objectives of the zoning <br />district. <br /> <br />B. That the proposed location of the conditional use <br />and the conditions under which it would be operated <br />or maintained will not be detrimental to the public <br />health, safety, or welfare, or materially injurious <br />to the properties or improvements in the vicinity. <br /> <br />As conditioned, the project will not be detrimental <br />to the public health, safety and welfare because <br />all existing City traffic, parking, and noise <br />standards, as well as the proposed code standards <br />regarding the small bed and breakfast will be met. <br />Bed and breakfast establishments are generally <br />well-maintained properties and do not subject <br />surrounding uses to heavy truck traffic, hazardous <br />odors, or other objectionable influences. In <br />addition, the applicants will also be required to <br />mitigate any future nuisances which may occur as a <br />result of the proposed use. <br /> <br />c. That the proposed conditional use will comply with <br />each of the applicable provisions of the zoning <br />ordinance. <br /> <br />The site's single family residential zoning would <br />conditionally permit the establishment of small bed <br />and breakfasts, as defined by the draft Municipal <br />Code section 18.08.028. The proposed use complies <br />with the bed and breakfast standards listed in <br />section 18. 124 . 270 of the draft ordinance, and <br />meets all other relevant sections of the zoning <br />ordinance. Granting a conditional use permit to <br />Mr. and Mrs. Cameron for a small bed and breakfast <br />is consistent with the City's ability to regulate <br />zoning as listed in the Municipal Code Chapter <br />18.124 (Conditional Uses). <br /> <br />WHEREAS, projects of this nature are categorically exempt from the <br />requirements of the California Environmental Quality Act <br />(CEQA); and <br /> <br />WHEREAS, the Planning commission determined that the proposed use, <br />as conditioned, is appropriate for the site. <br /> <br />II II <br />
