PLANNING COMMISSION CITY OF PLEASANTON

ALAMEDA COUNTY, CALIFORNIA

RESOLUTION NO. PC-94-42

RESOLUTION APPROVING A CONDITIONAL USE PERMIT AS FILED UNDER
CASE UP-94-56, THE APPLICATION OF JANE AND CLAY CAMERON

WHEREAS, Jane and Clay Cameron have applied for a conditional use
permit for a four-room Small Bed and Breakfast to be
located at 9104 Longview Drive; and

WHEREAS, zoning for the property is R-1-40, 000 (Single Family
Residential) District; and

WHEREAS, at their duly noticed public hearing of August 24, 1994,
the Planning Commission considered all public testimony,
relevant exhibits and recommendations of the City staff
concerning this application; and

WHEREAS, the Planning commission made the following findings:

A. That the proposed location of the conditional use
is in accordance with the objectives of the zoning
ordinance and the purpose of the district in which
the site is located.

Objectives of the zoning ordinance include:
protecting existing land uses from inharmonious
influences and harmful intrusions; fostering
harmonious, convenient, workable relationships
among land uses; and insuring that public and
private lands ultimately are used for the purposes
which are most appropriate and beneficial to the
City as a whole. As conditioned, the proposed bed
and breakfast would be consistent with these
objectives, because it would retain the residential
characteristics of the neighborhood due to its
limited scale and size.

The subject site is zoned R-1-40,000 Single Family
Residential District. As proposed with the draft
ordinance, small bed and breakfasts would be
allowed in single family residential districts
subject to the standards in the draft Municipal
Code ordinance. As conditioned, the Code standards
are met. The proposed small bed and breakfast
would maintain the physical single family character
of the neighborhood due to its integration within
the proposed home. When viewed from the exterior,
it would not be possible to tell (except for a
small sign) that the home contains a bed and
breakfast. Furthermore, the proposed building

II

II
