<br />Resolution No. PC-94-40 <br />Page 6 <br /> <br />c. Door and window trim for the garage and new side porch <br />door shall be identical to that of the existing doors and <br />windows. <br /> <br />8. Prior to the issuance of building permits, the plan check set <br />shall indicate the correct existing roof material of residence <br />"A" and shall indicate that the roof material of the addition <br />shall match it (manufacturer's name and material <br />identification number is required). <br /> <br />9. Prior to issuance of building permits, and subj ect to the <br />review and approval of the Planning Director, staff and the <br />applicant shall work together to address the window styles and <br />window locations of residence "B" for a design which is <br />complementary to both existing and future structures. <br /> <br />10. The new chimney on the front elevation shall be finished with <br />brick siding. In the event that the Director of Building <br />Inspection determines that the existing chimney must be <br />removed and replaced, wood siding may be used on both <br />chimneys. <br /> <br />11. The colors of the buildings shall be submitted to and approved <br />by the Planning Director prior to the issuance of a building <br />permit. Colors shall be consistent with approved colors and <br />shall be based on the Pantone color system. Approved colors <br />shall be stated on the plans submitted for issuance of <br />building permits. <br /> <br />12. A final landscape plan and irrigation plan shall be submitted <br />to and approved by Planning Director as part of the building <br />permit plan set prior to issuance of an on-site permit. said <br />landscape plan shall be consistent with the approved landscape <br />plan plus any conditions of approval, and shall be detailed in <br />terms of species, location, size, quantities, and spacing, and <br />shall show the following: <br /> <br />a. <br /> <br />Additional landscaping shall be installed around the <br />garage wing of the residence "B" (particularly in front) , <br />and around the patio fence at the front and side of <br />residence "B". Such landscaping may take the form of 5 <br />gallon shrubs of a specie consistent with existing <br />vegetation and the approved Oak Tree Farm landscape <br />design guidelines (Zone 5, fire management area 3). <br /> <br />b. <br /> <br />The proposed juniper shrub specie shall be replaced with <br />ceanothus or another specie consistent with existing <br />vegetation and the approved Oak Tree Farm landscape <br />design guidelines (Zone 5, fire management area 3). <br /> <br />" <br /> <br />. , <br />
