Resolution No. PC-94-40 Page 5 EXHIBIT B Resolution No. PC-94-40 Conditions of Approval Case UP-94-35 1. Development shall be SUbstantially as shown on the development plans, Exhibit "A", dated "Received June 14, 1994" on file with the Planning Department, except as modified by the following conditions. Minor changes to the plans may be allowed subject to the approval of the Planning Director if found to be in substantial conformance to the approved exhibits. 2. All conditions of Case PUD-89-17 and Vesting Tentative Map Tract 6563 shall remain in full force and effect. 3. The developer shall provide all buyers with copies of the project conditions of approval. 4. If operation of the horse boarding and training facility results in conflicts pertaining to parking, noise, traffic, or other impacts, at the discretion of the Planning Director, this conditional use permit may be referred to the Planning commission for subsequent review at a public hearing. If necessary, the Commission may modify or add conditions of approval to mitigate such impacts, or may revoke said conditional use permit. 5. Approval by the Planning Director is required for any expansion of the boarding and training facility operation through construction of additional barns, an indoor riding ring, worker housing, etc., or through an expansion of acti vi ties beyond boarding and training, (such as on-site competitions) . 6. The operator and owner shall maintain the area surrounding the boarding and training facility in a clean and orderly manner at all times. 7. Prior to the issuance of building permits, and subject to the review and approval of the Planning Director, the elevations of residence "A" shall be modified as follows: a. The design of the windows for the garage shall be modified to match the existing windows in a three-pane- wide by four-pane-Iong (3 by 4) design. b. Wooden shutters, designed similarly to the existing shutters, shall be added to the garage windows. ..
