<br />Resolution No. PC-94-40 <br />Page 5 <br /> <br />EXHIBIT B <br />Resolution No. PC-94-40 <br />Conditions of Approval <br />Case UP-94-35 <br /> <br />1. Development shall be SUbstantially as shown on the development <br />plans, Exhibit "A", dated "Received June 14, 1994" on file <br />with the Planning Department, except as modified by the <br />following conditions. Minor changes to the plans may be <br />allowed subject to the approval of the Planning Director if <br />found to be in substantial conformance to the approved <br />exhibits. <br /> <br />2. All conditions of Case PUD-89-17 and Vesting Tentative Map <br />Tract 6563 shall remain in full force and effect. <br /> <br />3. The developer shall provide all buyers with copies of the <br />project conditions of approval. <br /> <br />4. If operation of the horse boarding and training facility <br />results in conflicts pertaining to parking, noise, traffic, or <br />other impacts, at the discretion of the Planning Director, <br />this conditional use permit may be referred to the Planning <br />commission for subsequent review at a public hearing. If <br />necessary, the Commission may modify or add conditions of <br />approval to mitigate such impacts, or may revoke said <br />conditional use permit. <br /> <br />5. Approval by the Planning Director is required for any <br />expansion of the boarding and training facility operation <br />through construction of additional barns, an indoor riding <br />ring, worker housing, etc., or through an expansion of <br />acti vi ties beyond boarding and training, (such as on-site <br />competitions) . <br /> <br />6. The operator and owner shall maintain the area surrounding the <br />boarding and training facility in a clean and orderly manner <br />at all times. <br /> <br />7. Prior to the issuance of building permits, and subject to the <br />review and approval of the Planning Director, the elevations <br />of residence "A" shall be modified as follows: <br /> <br />a. The design of the windows for the garage shall be <br />modified to match the existing windows in a three-pane- <br />wide by four-pane-Iong (3 by 4) design. <br /> <br />b. Wooden shutters, designed similarly to the existing <br />shutters, shall be added to the garage windows. <br /> <br />.. <br />
