That the proposed conditional uses will comply with <br />each of the applicable provisions of this chapter. <br /> <br />The Municipal Code provides for the continuation <br />and expansion of non-conforming uses through the <br />conditional use permit process. The remodeling and <br />expansion of the existing residences will be <br />accomplished in a manner which provides setbacks <br />and building designs which are appropriate as an <br />interim use of the property. The homes will be <br />required to connect to City services when they are <br />installed for the Oak Tree Farm development. Fire <br />and Building Code requirements are included as <br />conditions of approval. <br /> <br />with regard to the horse facility, its operation <br />and layout includes measures which will ensure its <br />compatibility with surrounding residences. The <br />barns also will be connected to new City services <br />when installed for the development. <br /> <br />WHEREAS, projects of this nature are categorically exempt from the <br />requirements of the California Environmental Quality Act <br />(CEQA) i and <br /> <br />WHEREAS, the Planning commission determined that the proposed use, <br />as conditioned, is appropriate for the site. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section 1. Approves Case UP-94-35, the application of Currin <br />Construction Company for a conditional use permit to <br />remodel and enlarge two existing residential units and to <br />establish a horse boarding and training facility in <br />existing stables as interim uses in the previously- <br />approved Oak Tree Farm PUD located at 8015 Foothill Road, <br />subject to the conditions shown on Exhibit "B" attached <br />hereto and made part of this case by reference. <br /> <br />section 2. This resolution shall become effective 15 days after <br />its passage and adoption unless appealed prior to that <br />time. <br /> <br />.. " <br />
