The Municipal Code provides for the continuation and expansion of non-conforming uses through the conditional use permit process. The remodeling and expansion of the existing residences will be accomplished in a manner which provides setbacks and building designs which are appropriate as an interim use of the property. The homes will be required to connect to City services when they are installed for the Oak Tree Farm development. Fire and Building Code requirements are included as conditions of approval. with regard to the horse facility, its operation and layout includes measures which will ensure its compatibility with surrounding residences. The barns also will be connected to new City services when installed for the development. WHEREAS, projects of this nature are categorically exempt from the requirements of the California Environmental Quality Act (CEQA) i and WHEREAS, the Planning commission determined that the proposed use, as conditioned, is appropriate for the site. NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON RESOLVES THE FOLLOWING: Section 1. Approves Case UP-94-35, the application of Currin Construction Company for a conditional use permit to remodel and enlarge two existing residential units and to establish a horse boarding and training facility in existing stables as interim uses in the previously- approved Oak Tree Farm PUD located at 8015 Foothill Road, subject to the conditions shown on Exhibit "B" attached hereto and made part of this case by reference. section 2. This resolution shall become effective 15 days after its passage and adoption unless appealed prior to that time. .. "
