<br />Resolution No. PC-94-36 <br />Page 3 <br /> <br />Exhibit "e" <br />Conditions of Approval <br />Resolution No. PC-94-36 <br />PUD-89-S-1D-2M <br /> <br />1. The proposed modification to the size and design of the <br />house models for Laguna Oaks Land unit A shall conform <br />substantially to the floor plans, building elevations, and <br />related materials, Exhibit B, (dated "Received May 27, <br />1994), on file with the Planning Department, except as <br />modified below. Minor changes to the plans may be allowed <br />subject to the approval of the Planning Director if found to <br />be in substantial conformance with the approved exhibits. <br /> <br />2. At the time of initial construction, no more than three, <br />front-entry, four car garages shall be located in a row. <br /> <br />3. At the time of initial construction, no more than two, <br />front-entry, four car garages shall face opposite two other <br />front-entry, four car garages (i.e., a total of four houses <br />could face each other on a street or cul-de-sac). <br /> <br />4. The applicants shall design the driveways for the proposed <br />homes so that the driveway width is reduced near the <br />driveway curb cut. In addition, the applicants shall <br />utilize accent paving and/or colored concrete in driveways <br />of the front-entry, four car garages. Said details shall be <br />subject to review and approval by the Planning Director <br />prior to issuance of building permits for the homes. <br /> <br />5. The applicants shall provide additional design details and <br />articulation to rear of homes with double-frontages, and to <br />the street side of homes on corner lots. Said details shall <br />be subject to review and approval by the Planning Director <br />prior to issuance of building permits for the homes. <br /> <br />6. The Laguna Oaks Development Guidelines shall be modified as <br />follows: <br /> <br />a. A max FAR of 35% shall be allowed for the 131 <br />"production lots" <br />b. Garage areas over 600 sq. ft. shall be included in the <br />FAR limit. <br /> <br />7. The same house model shall not be located adjacent to each <br />other. <br /> <br />8. Darker earthtone colors for the 30 custom lots shall be <br />submitted for review and approval by the Planning Director <br />prior to issuance of building permits. <br /> <br />9. Building elevations, floor plans, and landscape plan for the <br />private recreation area shall be submitted for review and <br />approval by the Planning Director prior to issuance of <br />building permits. <br /> <br />~ I I <br />
