<br />Resolution No. PC-94-35 <br />Page 3 <br /> <br />on-street parking is expected from this aspect of <br />the operation. The fact that the residential use <br />of the house will continue will serve to de- <br />emphasize the landscape operation as perceived by <br />the public and to control any potentially <br />undesirable activities. <br /> <br />The applicant has indicated, that no vehicle <br />maintenance and equipment repair would occur on the <br />site. Leaf blowers and lawn mowers would not be in <br />operation prior to 8: 00 AM, and no landscaping <br />supplies (sod, bark, gravel, etc.), would be stored <br />on-site. The proposed operations statement and <br />conditions of approval would ensure that the <br />business is operated so as not to be a nuisance or <br />be otherwise detrimental to the public, and <br />surrounding properties and businesses. <br /> <br />C. That the proposed conditional use will comply with <br />each of the applicable provisions of this chapter. <br /> <br />The Planning Commission and City Council determined <br />that a landscape maintenance business, operated as <br />proposed (no on-site storage of landscape <br />materials, and no outdoor storage of equipment), <br />would be similar to "janitorial services and <br />supplies" a use conditionally permitted in the <br />Central Commercial zoning district. In addition, <br />the proposed use complies with all relevant <br />sections of the zoning ordinance for parking, <br />access, setbacks, etc. Granting a conditional use <br />permit to the applicant would be consistent with <br />the City's ability to regulate zoning as listed in <br />the Municipal Code Chapter 18.124. <br /> <br />WHEREAS, projects of this nature are categorically exempt from the <br />requirements of the California Environmental Quality Act <br />(CEQA); and <br /> <br />WHEREAS, the Planning Commission determined that the proposed <br />landscape maintenance business, as designed and <br />conditioned, is appropriate for the site and for the <br />Central Commercial district in which it is located. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />II <br /> <br />Ii <br />
