<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-94-35 <br /> <br />RESOLUTION APPROVING A CONDITIONAL USE PERMIT AND DESIGN <br />REVIEW AS FILED UNDER CASE UP-94-16/Z-94-52, THE APPLICATION <br />OF R & S LAWN SERVICE (STEVE GRIMES) <br /> <br />WHEREAS, R & S Lawn Service (steve Grimes) has applied for a <br />conditional use permit to establish a landscape <br />maintenance business with an office and on-site storage <br />of trucks and equipment and design review approval for a <br />proposed 3,000 square foot storage garage and related <br />site improvements at 201 Spring Street; and <br /> <br />WHEREAS, zoning for the property is Central Commercial (Central <br />Commercial), Downtown Revitalization Overlay, and Core <br />Area Overlay Districts; and <br /> <br />WHEREAS, at their duly noticed public hearing of June 22, 1994, <br />the Planning commission considered all public testimony, <br />relevant exhibits and recommendations of the city staff <br />concerning this application; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />A. That the proposed location of the conditional use <br />is in accordance with the objectives of the zoning <br />ordinance and the purpose of the district in which <br />the site is located. <br /> <br />Some of the objectives of the zoning ordinance are <br />to: foster a harmonious, convenient, workable <br />relationship among land uses; protect existing land <br />uses from inharmonious influences and harmful <br />intrusions; and to insure that public and private <br />lands ultimately are used for the purposes which <br />are most appropriate and beneficial to the city as <br />a whole. Based on the applicant I s statement of <br />operations and the proposed conditions of approval, <br />the "R & S Lawn Service" business would be <br />consistent with these objectives in that it would <br />provide a service to the community and would be <br />conducted so as to not impact or interfere with <br />surrounding businesses. <br /> <br />The property at 201 Spring street is located in a <br />Central Commercial, Core Area Overlay, and Downtown <br />Revitalization District. Some purposes of the <br />Downtown Revitalization District are to: deter the <br />inappropriate demolition, destruction, alteration, <br />or misuse of architecturally interesting and <br />
